Social media represents a massive opportunity for real estate businesses. Home buyers are out there browsing social media feeds, making other types of purchases and living out their lives on social media. But how can you get in on the action? How can you turn your social media followers into customers? Here are five ways you can do this and turn those follows and likes into dollars.
Increase Your Social Media Footprint
First, you need to get on as many (practical) social media platforms as you can. Why practical? Because joining Dribbble or Reddit may not add value to your efforts. Focus on the mainstream platforms like Facebook, Twitter, Instagram, YouTube and the like. The idea is to cast your net as wide as possible to capture as many followers as possible. Keep in mind that you will need to do the groundwork to establish complete profiles with all images, descriptions and other details added.
Define Your Target Audience
Once set up, you need to analyze your target audience. Who do you want to reach? What do they enjoy browsing on social media? How old are they? How often do they visit social media websites? These and other questions will help you build a buyer persona. Understanding your audience is key to ensuring all the other steps work, so you want to spend extra time on this step. An uncomplicated way to do this is to look at all your past clients, profile them, and then average out their traits to create a persona.
Be Responsive
Have you ever tweeted a company and got no response? Or seen a whole bunch of comments on a sponsored post on Facebook and not a single comment from the poster? That is poor social media marketing. If you want to convert your followers into customers, you will need to engage with them. See a comment? Reply to it as fast as you can. Get a Twitter DM, write back. A lack of responsiveness sends a message to potential clients that you are not serious about doing business with them.
Automate as Much as Possible
Assuming you set up social media profiles on Facebook, Twitter, Instagram and LinkedIn, these are four posts on average you have to post per day. In a week, those numbers add up to 28 posts a week. Unless you have a dedicated social media marketing team, you’ll need some automation help to stay on top of things. Using tools like Buffer or Hootsuite can drastically cut down the amount of time you spend posting on social media. What’s more, such platforms make it easy to outsource some functions to a VA without handing over your actual social media credentials.
Run Promotions
Now that you have the followers, you know what they want, and you are ready to engage, it is time to create some buzz. While people do not mind interesting stories and beautiful images, what they like more are things that they can participate in actively. Promotions, discounts, fun polls, trivia, and others are all ways you can draw your audience in to participate. As they do, you will be building your brand in their eyes and creating the right set of conditions for them to reach out to you later as a client.
