I always get a couple of questions from my followers. So, I thought to create a video and answer the questions. This post explains all of your answers in detail.
1- How to connect with people on social media?
A lot of people use Facebook. Most of the things we see on Facebook are about an open house for listings, marketing tactics, a business sale, or all about selling a product.
Facebook is not just about what you’re selling. It’s about you and the message you’re sharing. But, what you should say?
The way you communicate with your Facebook audience is probably different than what you are thinking. Gone are those typical advertising days where you ask people to buy a product or any service. Those days are over. Now, you have to engage with your clients. You have to treat social media as a community. Sometimes, you have to make small conversations in groups. Make dialogues with people just like they are your friends.
Find Facebook groups. Find places that you are interested in and be a part of the community. Find things that you are interested in knowing about. Look for groups or communities that you are interested in. Find hobbies that you are interested in.
Be a human being in these communities. Talk to people and have conversations with them. Then, you have the opportunity to bring up what you have in the business. So, you just have to listen to the conversations in the communities and interact with people. It’s great to wait in the wings and listen. But, we also need to participate, comment and give advice.
Try to interact with the normal consumer. It will certainly help you be more human, be more interactive and have conversations naturally.
2- How much money do I need to spend to find success in social media advertising?
Everyone has a different goal to meet. Some people want to book appointments. Some people want to build awareness of the brand. Some people want to drive more visitors to an open house. The total cost of Facebook ads really depends on your objective.
I would suggest testing.
Start with spending $50 on your first Facebook ad to get people to see your videos or photos. Another idea is to spend $20 for the open house and spend $20 for a follow up with the people that saw the ad.
The point is to spend $20 dollars. Make a video and promote it on Facebook. Collect hundreds of views and then, re-target the audience.
Honestly, there is no definite answer of exact money to be spent but I would suggest to start somewhere and see what happens. See what works for your audience.
As you get comfortable spending $200, or $400 on a Facebook campaign per month that will be huge for your business.
3- What platforms do better?
Facebook! Facebook is definitely the biggest platform. We have Facebook business pages, profiles, Facebook Live, Facebook groups, etc.
First off, start where you are. If you are on Instagram, and you have tons of followers start with Instagram. But, consider thinking about other social media places where you can be present.
If you aren’t on Facebook, I would suggest getting Facebook in your toolbox. There are a lot of great tools that you can use. It’s easy to spend money on Facebook. It’s easy to determine what’s going on. It’s easy to build a big following. It’s easy to find people that want to speak to you.
So, be where you are. Start adding other platforms. First, it should be your present platform. Facebook is probably the number two. Then, Instagram is at the third position. Twitter also works great whereas LinkedIn is a secret platform. Snapchat is another new platform to build followers and share daily tidbits.
My advice for you would be to find one platform this week and post on there twice. In the next week, pick another platform and post once.
As a business person, be where your audience is. Try out ways to communicate with them. You can produce one piece of content and then repurpose it for other platforms.
4- I’m cold calling, I’m door knocking, mailing a million postcards. What else can I be doing to work my farm into social media?
You’re probably doing everything that real estate agents do. A lot of people are using Facebook and they share photos of beaches, dogs and then, boring pictures of open houses. But, it’s not as exciting. Not everybody wants to hear about an open house. Not everybody is in a mood to buy a house.
You have to figure out how to engage with your local community. Start becoming a voice for that little farm. I always tell people to start a farm. Find 500 homes to connect with. Get their phone numbers, email address, home address to stay in contact. Try to be in front of them.
I would advise building a Facebook community. Invite 500 people to your group.
You can be the spokesperson for that group. Make it a small private group where they can share concerns and suggestions. Allow them to ask questions and share their experiences.
Reach out to your local community and invite them to your private Facebook group.
Just be an awesome voice of suggestions and advice.
As your farm gets bigger, you can always expand.
