A lot of people put out their content on Facebook and expect some great results out of it. Guess what - No one responds! No sales. No engagement at all. Are you targeting a specific audience on Facebook? Well, this is what you are going to learn in this post. How to target specialized audience using Facebook ads? I will show you exactly how to create a Facebook ad and target a specialized audience.
First off, we will start with a Facebook video ad. Any sort of video in a Facebook ad will actually get more traffic to your page.
HOW TO TARGET AN AUDIENCE IN A FACEBOOK AD
Go to Ads Manager.
As we will be doing a video ad, so we will consider ‘video views’ as our marketing objective.
Next, give a name to your campaign.
SETTING THE AUDIENCE RANGE
In this step, you have to define who you want to see your ad. Set a specific audience you would want to see your video ad.
Set the location. Identify what specific location you want to target? In this tutorial, I have targeted the people of San Deigo, California. But, if you have a national audience you can choose the location at your own choice. You can set five different locations depending on where your audience is.
When including the location, you also get an option to target specific mile radius. I have chosen 25-mile radius around San Diego. You can choose your desired radius.
Below, you can set the age you want to target. So, if you are targeting home buyers or homeowners you would want to raise the age to an average of 40 years old. Make your audience age specific. So, I have made the age setting from 30-40 years old for first home buyers.
The window on the right of your screen tells you about the potential reach.

You see there are 4,80,000 people between the ages of 30 and 40 years old in this radius of San Diego that are on Facebook.
Next, you can choose the gender or hit both of them. If you speak a certain language and you want to write your ad in the language you speak, there’s also an option for that. Facebook gives a translate option so that you can target the people in a language they understand or speak.
DETAILED TARGETING
This section is more specific. Basically, it breaks down into demographics, interests, and behaviors. It allows segregating your audience to who you are looking to speak to.
If you see the image below, I typed ‘first time home buyers’.

Again, if you see the window on the right it shows a potential reach of 12,000 people.
That means there are 12,000 people between ages of 30-40 years old who live within the 15-mile radius of San Diego. That’s pretty specific!
Furthermore, you can also add the interests in the box below. The next option is to narrow the audience. It’s not necessary to choose an option from the interests category but you can test and see the potential reach.
When you create an ad, you also need to figure out how big of an audience you’re looking for. Yet, it also depends on the budget you’ve.
If you are new to Facebook and haven’t spent any money before, find $50 and be willing to spend it on the ads. It doesn’t matter what results you get for the first time but at least, you learned something new. Whether you have an open house coming up or a new listing or you are just finding first time home buyers, commit to spending some money to test and see what works.
The next thing you can target is income. You can just go beyond the interests category and look for multiple suggestions. There’s also an option to exclude people.
If you are looking to target first time home buyers and rentals, you can exclude homeowners in this ad.
This whole post has given you an idea to target a specific audience using a Facebook ad. You can really target people who are niche buyers for your property and you can create an ad specific towards them.
So, if you type a certain message that appeals to a specific buyer or set up 10 more ads for a different specific audience you will eventually have one killer Facebook ad campaign that you can run to get sales for your business.
I hope this video helps you realize the accuracy of what Facebook offers for free in your advertising.
I’m sure this tutorial helps you understand to target the specific audience and find the ideal client that you’re looking to work with. However, the content and the message you put into the ad makes a great difference to help convert your audience into buyers.
