1- Combine multiple objects to your campaign
What are you trying to do?
Most people try to sell a house, drive traffic or get somebody to call them. That means there should be a main targeted point of having a Facebook Ad. When you are a small business, you can actually combine these efforts to double-up the ad.
Think about it. If you are a small business, think about your main targeted point. In the beginning, I would try to drive as much traffic to the website as possible because you can track those results and find them homes that they may be interested in seeing. Get as much website traffic as you can. Then, also build up a Facebook business page as much as possible so you can get more likes and followers.
Combine those efforts into one. Think about multi-pronged approaches with your Facebook advertising. Again, if you are having an open house you are trying to get listings, and also trying to find motivated buyers to buy that property. That’s a two-pronged approach for that one ad.
2- Define your audience and use targeting features
A lot of people still don’t know how much you can target on Facebook. Not only can you target the location, you can get down to a zip code, city, or a mile range that you’re targeting around a certain area. But, you can also target age, sex, language etc.
The other thing you can do is target interest and also things that they are not interested in. For example, if I am selling homes I am targeting people who are likely to move, people who have looked at Zillow and Redfin, and people who have probably qualified for a mortgage. Think about things that your ideal client would probably represent in selling or buying a house. You can also consider people who have recently bought. You can also reach out to other real estate agents.
Think about how you’re going to target and who you are getting to put your message in front of.
You can target three different ways in an area. You can target people who live there, people who’ve been there recently and then you can target people who want to go there.
Think about your audience when you’re creating a Facebook ad. You can get very specific on Facebook to get better results. That’s why Facebook usually wins when it comes to custom advertising.
3- Split test
Always be testing. Always have an A/B test going. Even if you have created an ad that you think may perform well you should always have an A/B test to see which one works better. Maybe you have a video ad and a picture ad at the same time. Maybe one is a colored image and the other is black and white. Maybe have a picture of a female and a male. Maybe you have a picture of a house or a townhouse.
Always be testing something. Every single time you create a new ad try to have a variation.
For A/B testing, you don’t have to spend more money but you will have to just divide your budget. Let’s say you only have $20
to spend on an open house. Make one ad of $10 and keep another ad for $10. A picture of an open house in the first ad and the video that walks through the house in the second ad. Do the testing and see which one performs better. Maybe your audience responds differently to different things.
Once, you’ve decided the ad works think how you can break it further. Split test again. You will be getting better and better results.
4- To offer special promotions
If you are selling a product, it may be easy to offer a 10% off or $5 off. The special promotions can actually benefit your ad results.
If you are in real estate and you are offering a service, what kind of promotions can you offer? You can offer something like:
Anybody that lists their home with me in the fall, I provide free staging.
Or, if you click this offer today and we decide to list your home in the next 30 days, I will provide free staging or maybe $400 discount towards staging.
Depending on your field of work, think about different promotions that you can offer to your client.
