This post talks about 8 important marketing pieces that you can put in your social media.

A lot of people have social media accounts but they don’t know what to post on social media. People say they aren’t sure what to talk about. They don’t know what to say to their audience. How to get their audience engaged? How to make people respond to their content? How to make people take action?

Below are some important ideas that will be going over to help you create content for your social media.

1- PROMOTING LOCAL EVENTS

This is probably one of my top suggestions for real estate agents. If you are the local market expert and you know what’s going on all the time; share it with your audience. People will come to you and realize you know what’s happening. You know what restaurants are opening. You know what new businesses are coming out etc.

Just know what’s going on and you become the source of knowledge for local things in the market. So, be the expert in your field. Promote new business owners. A great way to connect with those businesses is through Chamber of Commerce events. People attend grand-opening events and build connections.

Consider being an expert in your local area. Talk about things that happen in your local area. Maybe talk to new businesses and feature them on your show.

2- HAVE DAILY THEMES

In the Orange Stack, we do Tech Tuesday. We actually work with another brokerage. We also have a Facebook Friday, a piece of video we share every Friday. So, there’s a lot of content that can be shared in the same realm.

Every single week, there’s a show on the same day at the same hour. We do a Facebook Live where our audience engages, ask questions and joins the conversation.

Think about a theme that works for you. Maybe a Tech Tuesday or Motivation Monday. Something creative that works for your business. Make something as big as Good Morning America, or The Oprah Show. Like every day, it was at the same time, the same place. People knew where to go and how to find them.

3- CELEBRATE DAYS OF THE YEAR

If you go to daysoftheyear.com you get all those weird days like hot dog day, muffin day, and appreciate your boss day.

Maybe you can make a post about every day. Something that has to do with that day of the year. There is not always just one event that day. There could be four or five different events. Make it fun and quirky. Maybe you can choose days that relates to your business.

We are going to celebrate days on our Facebook Channel soon. Make sure you check it out to get some piece of information on specific days.

4- ASK ENGAGING QUESTIONS

Consider asking questions in your social media. Maybe put up questions like What’s the most important feature of your home? What’s something you are looking for in your next house?

Try asking engaging questions so people respond to it. Asking engaging questions can be a great way to trigger responses. You can ask a question in a week or a specific day but make sure you don’t fill your social media only with questions.

Getting engagement through questions is a huge way to get immediate feedback. It also helps to know what people are interested in learning. But, If you don’t get a reaction don’t post it next time.

5- FILL IN THE BLANK That’s an interesting social media activity.

Basically, you can post something like ‘My next home will have ______’. Give options like an amazing kitchen, an awesome backyard, a view of the coast. Use this content idea and tie it your business. Make it relevant.

Fill in the blanks is a cool way to attract people to your page. People come up with crazy answers. These things work best for increasing social media engagement. Make these fill in the blanks interesting so people fill in their answers. Make it more fun.

Remember, Facebook limits who actually sees your organic followers. If you have 100 followers Facebook may only show your post to 6 followers. So try to increase your followers to get massive responses on your content.

6- POST A CAPTION OF THIS PHOTO

Maybe you put up an awesome photo of a house and say describe this house. Maybe it’s a cape cod style house and get people to describe it in a different way. Maybe you have a disaster of a kitchen. Ask your followers what they would say about this.

So, try to tease your audience by posting some curious photos. Put some fun stuff and get people comments. Maybe you are listing a new home and take a picture of the backyard and ask your followers to describe it.

7- SPOTLIGHT YOUR TEAM

Maybe you take a day each week or each month and spotlight somebody on your team. If you are solo, maybe you work with vendors, a home inspector or a roofer so look for how you can co-brand with them. Maybe they give you attention and you give them attention in your social media. That way you both can cross promote.

Just find somebody you want to co-brand with. But, don’t go out and find ten lenders to work with. You are only going to build a relationship with one or two that will come back and forth.

If you have a team, take advantage of them. Just make them feel special and relevant to your business.

8- SHARE THIRD PARTY RESOURCES

Maybe you talk about a new app, cost-effective tools, a new mortgage calculator etc. Think about some technology and resources that your client could use in helping the process of working with you easier.

I personally recommend a number of video content guys, some great apps, a lot of cameras, microphones etc. Basically, I try to make people’s lives easier. I am trying to make it easier for them so they can do a lot on their own.

So, sharing these types of content on social media will help you get a lot of shares and organic reach. Choose a day during the week to share third party resources.

Hopefully, these eight tips help you in your business and help you create content on social media.
